La villa gode di una posizione privilegiata a soli 10 minuti dal centro storico di Siena, pur trovandosi nel cuore pulsante della regione vinicola del Chianti. Negozi, ristoranti e i servizi di prima necessità sono raggiungibili in pochi minuti d'auto, mentre la superstrada molto vicina permette di raggiungere facilmente Firenze, la Val d’Orcia e molte delle destinazioni più celebri della regione.
La casa è immersa in un giardino privato a uso esclusivo degli ospiti, che crea un ambiente intimo e riservato per rilassarsi e godersi la quiete rurale. La vita all'aria aperta è il fulcro dell'esperienza: zone ombreggiate sotto alberi secolari, comodi spazi relax e una vista aperta sulla valle offrono la cornice perfetta per i lunghi pomeriggi toscani.
Il giardino ospita inoltre una piscina panoramica e una vasca idromassaggio esterna, entrambe posizionate per apprezzare al massimo il panorama circostante. Che si tratti di rinfrescarsi durante le calde giornate estive o di godersi il tepore dell'idromassaggio la sera, gli spazi esterni invitano gli ospiti a rallentare i ritmi e a immergersi completamente nel paesaggio.
Le spesse mura in pietra della casa garantiscono un ambiente naturalmente fresco, mentre il moderno sistema di aria condizionata presente in tutta la villa assicura un comfort ottimale anche nei mesi più caldi. Al mattino presto, la valle sottostante si riempie spesso di una nebbia leggera che sale tra le colline: uno spettacolo di rara bellezza da ammirare direttamente dal giardino o dalle finestre della villa.

La piscina privata è aperta dal 1° maggio al 30 settembre.
La vasca idromassaggio esterna è disponibile dal 1° aprile al 30 ottobre; su richiesta, può essere aperta anche nei mesi invernali (con un supplemento) di 200,00 euro).

Al piano terra, un ampio soggiorno con camino offre uno spazio rilassante per ritrovarsi, mentre l'elegante sala da pranzo e la cucina completamente attrezzata si aprono direttamente sull'area pranzo esterna. Da qui, gli ospiti possono passare agevolmente dagli spazi interni a quelli all'aperto, godendosi i pasti sotto il cielo della Toscana.
La cucina include tutto il necessario per cucinare in totale relax durante il soggiorno: forno, microonde, frigorifero, congelatore, macchina per espresso, macchina per caffè americano, moka tradizionale, bollitore, tostapane, macchina per il ghiaccio e una selezione completa di utensili da cucina e calici da vino.
Questo livello comprende inoltre: un bagno con doccia idromassaggio, un'area lavanderia con lavatrice e asciugatrice.
Al piano superiore, tre camere matrimoniali offrono una vista serena sulla campagna circostante, ogni camera è dotata di aria condizionata per garantire il massimo comfort nei mesi più caldi.
Il piano superiore include anche due bagni, uno con vasca idromassaggio Jacuzzi e uno con doccia. Gli interni e i bagni sono stati progettati dal proprietario, un architetto che ha vissuto personalmente nella villa, conferendo alla casa un raffinato equilibrio tra il carattere tradizionale toscano e il comfort contemporaneo.
La connessione Wi-Fi è disponibile in tutta la casa, mentre il riscaldamento centralizzato permette di godersi la villa anche nelle stagioni più fresche. Le serate davanti al camino con un bicchiere di Chianti creano un'atmosfera calda e invitante durante i soggiorni autunnali e invernali.

CHECK IN RULES
We kindly ask you to inform our Concierge service of the exact number of guests at phone number +39 393 4252583.
Upon check-in, you will be required to present the passports or ID cards of all guests for registration with the State Police portal, as required by law. Access to the property is not possible without this information.
TOURIST TAX
You will also be asked to pay the city tourist tax, which must be paid in cash upon arrival (credit card payments will not be accepted). Based on the provisions of art. 4 of the Legislative Decree n. 23 of 14 March 2011) the Italian municipalities with a predominantly tourist vocation can request the tourist tax, intended to finance interventions in the field of tourism including those in support of accommodation facilities, the maintenance, use and recovery of cultural and environmental assets, as well as local public services.
The amounts of this tax are established by the municipality to which the booked property belongs and must be paid in cash upon arrival on site and it is paid by each month of stay.
Inside the villa, you will find a summary of the house rules, which we kindly ask you to respect:
BEFORE DEPARTURE
Please dispose of all rubbish Leave the kitchen tidy: the sink should be empty, and the stovetop clean and free of food scraps, dirty dishes, or pans.
Please leave all used towels on the bathroom floor.
Turn off all lights and air conditioning units before leaving the villa.
ADDITIONAL CLEANING
If the villa is left in a dirty condition or with rubbish remaining, an additional cleaning fee of €100 will be charged.
GATE ACCESS
The electric gate can be opened using the remote control provided (one per set of keys) or entering the code 240181A to the left of the gate. The gate closes automatically.
ELECTRICITY AND HEATING USAGE
Hot tub, swimming, pool, appliances and outdoor lighting are included in the rental price.
Indoor lighting and airconditioning will be charged at €0.50 per kWh.
Heating is charged based on consumption €3 x cubic meter
Toilet paper, coffee pods, rubbish bags, coffee filters and dishwasher pods are provided at the start of your stay.
Additional supplies should be purchased as needed during your stay.

Working with Francesca & Ambra was fabulous. They organized day trips, experiences, dinners and drivers. We were in Siena and Sorrento during our trip and they organized everything in both locations. I would 100% recommend Best of Mas to anyone traveling to Italy.
We had the most amazing time at Francesca’s villa. The villa was beautiful and had the most amazing views. We felt like we’re in a movie. It was exactly what we were looking for in terms of experience in Tuscany. The villa had all the modern amenities but with a rustic Tuscan farmhouse vibe. The extra bonus was being able to work with Francesca and Ambra through their company The Best of Mas. They worked with us for over a year to help us plan a once in a life time trip, from logistics, to dinner reservations, wonderful day trips and tours in Tuscany, Sorrento and Capri. We will recommend The Best of Mas to any of our family and friends who are planning a trip to Italy. We can’t wait yo go back!

Second time at this villa in lovely Tuscany. We love it so much. Francesca is great and her team helps with everything/anything you might need. Very helpful! The view can't be beaten and we took full advantage of the pool. Bedrooms are comfortable with air conditioning in each of them. Multiple tables to sit and eat at - which we put all to use. Absolutely Epic week in Tuscany – and all thanks to Francesca and Best of Mas! We spent a week in Siena at one of her villas. Unbelievable is the only word I can think of to describe it - from the villa itself, to the pool, the hot tub, the fireplace, the bedrooms, and the bathrooms…everything was top notch. Add in the fantastic authentic Italian dinner Francesca personally cooked for us at the villa, the tours of Montepulciano and Pienza with Pepino driving us in a Mercedes Benz, and an unforgettable wine tasking bike tour led by Enrico, and I can’t give Francesca and the Best of MAS team a high enough recommendation!
I want to personally thank you for having been my special guests and really look forward to see you again in my house!

We had a wonderful stay at Capanna Al Lago The property has gorgeous, views of the picturesque Tuscan countryside. The property is peaceful and secluded, yet just minutes away from Sienna, making it the perfect getaway for relaxation. The spacious house is attractively decorated, blending traditional charm with modern comforts. Nicely accommodated bedrooms and bathrooms ensure a comfortable stay for all guests.
The views are enhanced by a pool, adding to the ambiance and likely providing a refreshing retreat on warm days although the weather was not warm enough during our stay. The hot tub is well maintained, with powerful jets that make it a great spot for relaxing under the stars.
A nearby supermarket made it easy to prepare meals, which we enjoyed on the patio table in the beautiful surroundings. We found it a good location for exploring the Tuscan countryside, medieval towns, and other sights. Francesca is a wonderful host and the team at Best of Mas was a delight to work with. We will be going back again in the future. Highly recommended.
