At ground level, a shaded terrace and garden sit just above the water. It’s a space that settles into a slower rhythm: mornings with the sound of the sea in the background, long, unhurried meals, and evenings that linger outdoors as the light fades. The jacuzzi, set within the garden, becomes a perfect place to pause at the end of the day.

Above, the private pool offers a more open perspective, looking out across the bay. From here, the coastline stretches wide, and the light moves continuously over the water, carrying the day from bright midday into softer evening tones.

The villa is part of Tenuta Partenope, an exclusive waterfront estate made up of a small number of independent villas. Each is positioned to ensure privacy, while sharing direct access to the sea.

The setting itself carries a distinct sense of history. The property sits within a former sandstone quarry, once used in Roman times for the construction of Naples. Today, it remains a secluded and protected space, accessible only through a private, monitored entrance.

A short walk through the garden leads to the beach club, where sunbeds and shaded areas are arranged along the water’s edge. Just beyond, a more informal public beach offers an easy alternative.
